Maintaining a comfortable and safe home is a shared responsibility between you, the tenant, and Radius.

By working together and understanding our individual roles, we can ensure your home remains in good condition throughout your tenancy.

Your Conditions of Tenancy outlines your rights and responsibilities as a tenant, and ours as your landlord.

Radius Responsibilities

We understand the importance of a well-maintained home. This is why we comply with the Tenants Guarantee, a set of principles established by the Department for Communities in Northern Ireland.

This guarantee ensures all registered housing associations, like Radius, meet specific standards:

: This means we are responsible for repairs to the structure, exterior and common areas of the property.
: We’ll conduct inspections to ensure we meet our obligations.
: Provide clear information to tenants on:
Who is responsible for which repairs;
How to report any repairs you identify;
Defined categories of repairs, outlining response times based on urgency;
How emergency repairs are handled;
Steps to take if you believe we haven’t fulfilled out obligations.

Your Responsibilities

Your Conditions of Tenancy outlines your role in maintaining a comfortable and safe home.

Here are your key responsibilities:

: If you notice any repairs or defects in your home, please let us know as soon as possible.
: A clean environment is not only pleasant to live in but can also prevent damage.
: We understand that accidents happen. However, you are responsible for repairing or replacing any items damaged through neglect, carelessness or intentional actions by you, your household, or visitors.
: If you have a personal garden, pathway or yard, keeping it maintained is your responsibility.
: To address repairs efficiently, we kindly ask that you allow access to Radius staff or other representatives after giving you 24 hours notice (except in emergencies where 24hours notice cannot be given).
: We value a positive relationship with our tenants. We kindly request that all communication with Radius staff or agents be courteous and respectful.
: If you wish to make any structural changes, including electrical or plumbing work, or want to replace or remove fixtures or fittings, you must first request written permission from Radius. You are responsible for any rechargeable costs to make right any unauthorised alterations.
: When it is time to move on, you are responsible for removing all your belongings, any repairs needed due to property neglect, and work carried out without Radius authorisation.
You will be charged for any costs incurred.
